Once your offer has been accepted on your new property, contact us and we'll send you an engagement letter which will include a request for two forms of identification (for each named buyer).

We will also send a letter to the developer's solicitors confirming that we are acting on your behalf and requesting they provide a contract package including a draft contract.

We check the developer’s title and raise any necessary enquiries with the developer's solicitors.

We will check that your new property benefits from the relevant planning permission and building regulations approval and we will check the New Build warranty offered by the developer.

We carry out a number of searches on the property. These searches will depend on the location of the property, your requirements and your lender's requirements.

Mortgage Offer

Mortgage Offer

We check your mortgage offer and let you know of any special conditions of which you should be aware.

If any incentives have been agreed with the developer e.g. your stamp duty being paid or additional items included, we will report these to your mortgage lender for their approval.

If you are buying with the assistance of the Help to Buy Scheme, we will also need to check that your mortgage lender is aware of this and that the scheme requirements are complied with.

Property Report

Property Report

Once we have received and reviewed the title, your mortgage offer, the search results and the replies to any enquiries raised, we will prepare a report for you and arrange for you to sign the purchase paperwork. We will also request the deposit from you.

If you are buying with the assistance of the Help to Buy Scheme, we will apply to the Help to Buy Agent for their authority to exchange contracts.

We contact the developer’s solicitors to exchange contracts. Once both parties have signed and dated a copy of the contract they are both legally bound to the completion date. Often with a New Build property the completion date may not be fixed on exchange of contracts and completion will be on notice.

The signed contracts are then exchanged by post, and your deposit cheque is sent to the developer's solicitors.

We will carry out a bankruptcy search (if you are having a mortgage) and a Land Registry priority search.

Prepare for Completion

We will request your mortgage advance and any balance money from you.

If you are buying with the assistance of the Help to Buy Scheme, we will apply to the Help to Buy Agent for the Help to Buy money to be released.

Completion

Completion

On the day of completion we will arrange for the purchase money to be sent to the developer's solicitors. Once received, the purchase is complete and you can move in!

Post-Completion Matters

We deal with post-completion formalities, like registering the property in your name at the Land Registry, arranging for the New Build warranty to be issued and submitting the Stamp Duty Land Tax Transaction Return, so you can focus on enjoying your new home.
